1,200 sq ft of structural staircase repairs completed in accordance with SB 721 requirements. The project involved structural repairs to stair landings serving two vertical stacks and occupied units. We addressed concealed water damage, upgrading framing and connection details to meet current California Building Code standards and restore overall structural integrity.

Key challenges overcome:
● Structural Restoration: Addressed extensive concealed deterioration where more than 50% of the side wall framing supporting the stair landings required replacement, including deteriorated studs, blocking, headers, and other structural wood members. We collaborated with engineers to revise and execute the full repair scope.
● Environmental Compliance: Safely managed lead and asbestos under full regulatory compliance, utilizing licensed abatement contractors, environmental monitoring, and clearance testing.
● Occupied Logistics: Coordinated proactively with Property Management to safely manage the work areas, ensuring continuous communication and a smooth restoration process for the building's residents.
